Atelier Praga is a conveniently located property development situated in the Old Praga area of Warszawa. This distinctive district has become a permanent part of the Warszawa landscape, giving the city a mysterious, historic character. Praga is increasingly appreciated by visitors; in addition to historic tenement houses, it is a place of unique murals that add artistic charm. Praga is also valued by new residents, who appreciate its proximity to the centre of Warszawa (4 km), and the distance to the metro station (6 minutes on foot).
The development was completed in 2019 and, like many new modern buildings and office developments emerging in the area, it refreshes the district’s image. Thanks to its form and finish, Atelier Praga brings a sense of newness while still referring to the historic appearance of Praga tenement houses.
The development belongs to the CityBreak network – a network of modern aparthotels in convenient locations in central city areas. The philosophy of CityBreak is to discover and experience new, distinctive places.
We have made 33 stylishly arranged apartments available to Guests, ranging from 25 to 30 sqm, assigned to the Classic and Comfort categories. Each apartment has a fully equipped kitchenette, a living area and a relaxation area.
With many years of experience in managing and opening further aparthotels, we knew what steps needed to be taken so that, from the very beginning of operations, the aparthotel would consistently build its brand.
A dynamically executed pre-opening phase allowed us to introduce the property to the market quickly and effectively, and to implement dedicated marketing activities. Carefully prepared offers and precise SEM and Social Media campaigns enabled us to establish a strong presence in the hospitality market quickly and secure a lasting place on the hotel map of Warszawa.
Thanks to its amenities and tasteful interior arrangement, the aparthotel became a popular choice for Guests travelling for both business and leisure. The stylish finish of the City Break Atelier Praga apartments was appreciated by the film industry, and our property became the location where the series “Kwarantanna” was filmed.
We are currently successfully implementing hybrid property management. During reduced demand for accommodation in Warszawa related to the pandemic, some apartments were allocated to long-stay rental – stays of more than 30 days. This ensured steady, stable income in recent months.
Through carefully considered marketing activities and a flexible approach to property management, we are building a base of satisfied long-term tenants as well as Guests who visit us.
Despite the significant challenges currently posed by the market, drawing strongly on the experience we have gained, we know what actions to take to make the property a profitable, recognisable and appreciated place for Guests on the city map.
